Renters’ Rights Bill – update for landlords and what we know so far

The Renters’ Rights Bill, which recently received royal ascent will come into effect on 1 May 2026. The Act introduces a number of significant changes to the private rented sector, and we want to ensure you are fully informed and prepared.


In summary, the new legislation will:

  • Change all fixed-term tenancies to Periodic or “rolling” Tenancies
  • Abolish Section 21 “no-fault” evictions
  • Strengthen and clarify grounds for possession, including for selling a property or moving back in
  • Prevent Tenants from making advance rent payments
  • Ban rental bidding
  • Make Section 13 notices mandatory, in order to increase the rent
  • Introduce a new Landlord Ombudsman (Late 2026)
  • Introduce a national landlord & property database (Late 2026)

The aim of the Act is to improve security and standards for tenants, while still providing landlords with clear and lawful routes to regain possession of their property.
