What services do you offer?

We offer a comprehensive range of services, tailored to individual Landlords needs. From Total Management to Tenant Introduction, and everything in between, we can customise a package that is right for you.

You won’t find any ‘price on application’ here, just clear, transparent costs. For our Total Management Service we charge a Tenancy Setup Fee of £360 inc VAT at the start of the Tenancy and then 12% of the monthly rent (+VAT) every month thereafter. For our Tenant Introduction Service we charge a one-off fee of 80% of the first months rent (+VAT). You then receive the rent in full directly from the Tenant every month thereafter. You can add a Rent Collection Service to the Tenant Introduction Service for an additional 5% of the monthly rent (+VAT).

Before we can market the property, we must ensure that an Energy Performance Certificate (EPC) is in place, as this must be shared with all applicants who enquire about the property. An EPC costs £95 (+VAT) and lasts for 10 years. You will also need an Electrical Inspection Condition Report (EICR) before a Tenancy can start. AN EICR costs £150.00 and lasts for 5 years. If you have gas at the property, you will need a Landlord Gas Safety Certificate, before a Tenancy can start. The cost is £100 and the certificate will last for just 1 year, the gas must be checked annually.

We use an agency called Goodlord to reference all of our Tenants. They are very comprehensive, taking employment references, Landlord references and credit history checks too. We also undertake Right to Rent checks, to ensure that a Tenant has a right to rent in the UK. Alongside this, due to recent legislative changes, we now conduct AML checks on all prospective tenants and landlords.

Under our Total Management Service, we carry out inspections every 6 months and send a comprehensive report to the Landlord.
